well, all the town houses here that were empty last month are still empty. very few viewings, from what i can see and definitely no takers. so far not one property has been rented out since January...

But with the rampant kiasu-ism, that does not always result in lower rental prices.
I'm wondering if there are some markets which are hot, like certain districts or condos, whereas the perhaps the island as a whole is ramping down.

Hard to tell - esp from afar, but I got a new tenant at the end of last year for a little more than the previous one. The rent of the other place I rent out has prob come down a bit but the place I last rented at UE Sq is def asking quite a bit more than the unit I had was asking in early 2011
So all in all probably pretty stable. I don't tend to subscribe to the anecdotal - the unit next to mine has been empty for 6 mths - type of evidence. Remember that a surprising number of landlords would rather leave the place empty than accept a low rent, and a fair few don't seem to worry about renting out at all. In the end though, as I have always said, if you think the price your landlord is asking is too high, then simply prove yourself right by moving to a cheaper unit. If you can't find one, then the asking rent - however hard to accept - is prob the going price

good point, BoD, and that is exactly what we are going to do. what we have seen so far tells us that we can get something more or less similar for a fair bit less, and we are looking at paying less anyway now it tunrs out that buying is not an option, so if the rent level in our current place is not to our liking we will move.

Thanks BoD, have to agree, painful as it may be.
Mrs. Sardy went searching today for the first sweep of the season, was rather sobering.
Will try expanding our radius and see if it's actually any cheaper without sacrificing too much convenience.

Update - still getting mixed signals on the movement of prices, it may be a bit early still for them to actually be going down though I do think they've stopped going up.
Just got word back from our LL that they will only raise the rent 6.7%, and from what I've been seeing that would still put us below where the market is currently.
So....it's tempting to stay, we're still looking though.
Interested to hear what others are hearing.
M, have you found anything or decided on any of the ones available in your complex?

we're looking (our rent is only up in a few months) but we're seeing actual houses for rent in our area for 6k and less. three empty units in our complex have now been rented out due to the proximity to the new Stamford American school, not at good enough footing with the new tenants yet to ask what they're paying.

Interesting turn of events. After looking at similar-level places further away and most in less-attractive locations than where we are now, all going for +5-10% more, we were offered by our LL a 6.6% increase, and ended up getting it for a 2% increase.
So we're stayin' put for now. I still think the lowering of prices is a few months away, but soon.

heya, I would recommend you to check out with http://www.propertyguru.com.sg/ as they have wide range of rooms for rent available and also, have a good reputation in the real estate industry. I have brought my property through them only and got a good customer experience.
